Variations to the tenancy process for student tenants
Students will require a guarantor (usually a relative or friend). The guarantor is someone who signs the tenancy agreement confirming they will be legally responsible for paying your rent if you are unable to. Mckinley Residential use reputable credit checking agencies for reference and credit checks. We will provide tenants and guarantors with the necessary application forms to enable the necessary checks to be carried out. In the event that a guarantor fails the credit and reference checks it is the responsibility of the tenant to source another guarantor and pay the £125 processing fee again.
Reference and credit checks usually take a week to process. Please consider these lead times when conducting your property search.
NOTE: Mckinley Residential require cleared funds in our bank account before keys will be released to the tenant. If you are paying by cheque please arrange for us to receive this in plenty of time for the monies to clear before you receive the keys to your property. Bank transfer options are available, details of which will be provided to you if you wish to pay via bank transfer. Mckinley Residential do not accept cash.
Students and Council Tax
A place occupied only by full-time students is exempt from Council Tax. So if you live in university halls – or a house where everyone is a full-time student - you shouldn’t get a bill.
Who counts as a full-time student for Council Tax purposes?
You’ll usually be considered a full-time student for Council Tax purposes if:
- you are enrolled to attend a course of education lasting for at least one academic or calendar year – and which you are normally required to attend for at least 24 weeks out of the year and study for at least 21 hours per week during term time
- you’re under 20 and your course leads to a qualification up to (but not above) A level standard or equivalent – as long as it lasts for more than three months and involves more than 12 hours of study per week

NOTE for students: Do not delay acquiring a stamped Council Tax exemption certificate from your place of study. It is advisable all tenants living under one household collect their certificates and together forward them on to the Council tax department of the appropriate local council office. Sending individual certificates into the council may result in lost forms, confusion and unnecessary council tax charges for periods of time the council have not been informed students reside in that property.
Mckinley Residential landlords are responsible for insuring the structure and buildings of the property you will reside in. Landlords will also have contents insurance but this will not cover tenants’ personal possessions. We strongly encourage tenants to obtain their own contents insurance. Students are recommended to contact Endsleigh who are specialists in student contents insurance.
