Refurbishing with Tenants
Carrying out work whilst your existing tenants are in place is often a good strategy.
“In my experience, existing tenants often welcome refurbishment work being carried out on their home if they are likely to benefit from an improved standard of living.” Says Grace Halliday, associate partner of Mckinley Residential. “In the past we have replaced bathrooms and kitchens midway through a tenancy and the tenants have actually enjoyed coming home to see how the work has progressed during the day”.
Paying for a take-away or the trip to the local leisure centre for a swim and a shower while the trades people tidy up each night is usually cheaper than carrying out work during a void period.
“When a tenant gives the required two months notice that they are leaving, we start to advertise the property and by the last month of the tenancy we will be showing prospective tenants around with a view to the new tenants moving in within 3-4 days of the old tenants moving out,” says Grace.
Often landlords choose to visit their properties only after the tenants have vacated and then decide what work is required. However, the trouble with this approach is that often good trades people have work booked into their diaries two months in advance. Finding good workers who can start immediately is rare.
Refurbishing after Tenants
Unfortunately, from time to time a tenant will leave a property in bad condition, and whilst their deposit may cover the damage, it is essential to get the work carried out immediately in order to re-let the property as soon as possible. In addition to our core team, we have a team of sub-contractors. The benefit of having a network is that we can almost always find someone who can complete the necessary work during a limited time frame.

What do I do if I would like to consider work to my property?
Contact us by phone or email to tell us what you would like to be done. We will then arrange to visit the property and carry out a survey. A small charge covers the cost of preparing an extensive report that includes photos and measurements. A solution will also be recommended along with an estimated cost.
After receiving the report how do I proceed?
We will discuss the work with you and draw up a specification of works resulting in a fixed price quote for the work. The price largely depends on the desired quality of fittings to be installed and the extent of modifications you wish to carry out. Once the terms have been agreed upon we will book the work. A deposit for the necessary materials will be required.
